A historic Calgary district with a young population and burgeoning restaurant and shopping scene is getting a new $25-million mid-rise residential development.

Sales have launched at the Matrix, a five-storey building that will contain 67 apartment-style condos in Mission.

Construction is expected to start in late November, with the potential for occupancies in June 2020.

The development is led by Harold Sicherman of Mission 19, who is no stranger to the neighbourhood.

“I believe I have done more development in the area than anyone else,” he says.

This includes, most recently, the District, a sold-out multi-family development that launched in 2013.

“I have a lot of faith in Mission,” says Sicherman.

“I like the area and the cohesiveness.”

Duke at Mission by Avi Urban is believed to be the last multi-family development to launch in the neighbourhood, and at press time, was down to its final few sales.

The Matrix will take root at 320 19th Ave. S.W. A news release says the site boasts a walk score of
96 and a bike score of 100. With the demographic expected to be interested in this development, on-foot connectivity is important, says Calvin Buss, president of Buss Marketing, a marketing firm working on the Matrix.

“They don’t all drive cars anymore,” says Buss.

“The walkability score is very important to a younger demographic because they’re biking and they’re walking.”

To that end, the Matrix site, “is at the central zone of everything that’s happening in Mission,” he adds.

Twelve condos will be available from the Matrix’s starting price of $299,990. The top level — which the developer says is aimed at capturing a penthouse feel — will be priced to $471,350.

Floor plans range from 612 to 868 square feet, and are available in one-bedroom, one-bedroom plus den, and two-bedroom configurations. Here, condo buyers will find “luxury finishings” and “very efficient floor plans — you don’t have wasted space,” says Buss.

“The level of luxury available as standard features, make Matrix the best value in the inner city.”

This includes kitchens with full-sized stainless steel appliances and a gas cooktop, and bathrooms with generous storage, porcelain tile, and Valley fixtures.

There will be heated underground parking with storage, and a separate area for parking bicycles.

Pet owners will also appreciate the convenience of following up a walk with a dog wash in the parkade.

A sales centre with a show suite is located at 117 17th Ave. S.E.

It will be open from noon to 6 p.m. Monday through Thursday, and noon to 5 p.m. on weekends.

The show suite depicts a 680-square-foot floor plan with one bedroom, one bathroom and a flex room.
